Here's What We Do:
- First, we listen. When we meet with homeowners, we welcome them and…we listen.
- We invite the homeowners to explain their situation—frequently there will be a job loss, medical expenses, or a series of life events that are causing great financial pressure.
- We ask the homeowners how many mortgages they have, the type (FHA or conventional), and if they are behind on payments.
- We then evaluate possible options, such as short sale, "deed in lieu," or bankruptcy. We explain the role we have as REALTORS®. We defer legal questions to attorneys and tax questions to accountants.
- Then we go over a typical foreclosure timeline.
- Finally we explain the paperwork the homeowners will typically sign. Though we frequently do short sales, a short sale is not appropriate for all homeowners or all situations. If we can help, we tell the homeowners that upfront. If we cannot help, we will also explain that too.
- We invite homeowners to ask questions and…we listen.
Here's What We Do NOT Do:
- We do not charge consultation fees.
- We do not charge hourly rates.
- We do not charge out-of-pocket fees for our services, regardless of whether or not the property sells. If the property sells via short sale, we are paid a commission negotiated with the lender and fully disclosed.
- We do not ask homeowners to sign things without explaining them.
- We do not pressure homeowners.
If a Short Sale is Appropriate:
- We prepare a short sale package tailored to the needs of the homeowners and the requirements of the lender.
- We advise the homeowners of the documents their lender requests.
- We prepare other documents required in the process. These vary but may include a title search, comparative market analysis, or other documents.
- We assemble the package, verifying that everything the lender needs is included. (With the current flood of foreclosures, lenders will immediately bypass packages that are incomplete.)
- Now we work with the lender, negotiating vigorously on behalf of the homeowners.
- We do all the follow-up the lender requires: calls, faxes, negotiations, re-submission of documents, etc.
- We keep the homeowners apprised of progress but try to remove the hassles of the home foreclosure process.
- We also coordinate other parts of the process, such as working with buyers and buyers agents.
- In short, we handle the short sale process from beginning to end. We have helped hundreds of homeowners over the years—long before foreclosures made the news.
